What’s available now.

The Social Housing Net Zero Heat Fund supports clean heating and energy efficiency in Scottish social housing. Smart controls and monitoring evidence are central to funded projects. Verity fits both.

The funding landscape

Scotland’s net zero heat
programme for social housing.

The Scottish Government has committed £200 million to the Social Housing Net Zero Heat Fund (SHNZHF), supporting registered social landlords and local authorities to install clean heating systems and energy efficiency measures across their existing stock.

🏭

Social Housing Net Zero Heat Fund

Capital grant funding for clean heating and energy efficiency. Theme 1: zero emissions heating systems (heat pumps, heat networks). Theme 2: fabric-first energy efficiency. Smart controls featured across multiple funded projects.

🏠

Energy Efficiency Standard for Social Housing 2 (EESSH2)

Scotland’s energy efficiency standard for social housing, driving improvement across the sector. Properties must meet set standards by 2032, with monitoring evidence increasingly required to demonstrate compliance.

Heat in Buildings Strategy

Scotland’s roadmap to eliminate fossil fuel heating by 2045. Around 500,000 gas boilers in Scottish social housing require replacement. Continuous monitoring of clean heating system performance supports the programme’s evidence requirements.

How Verity fits

Smart controls, monitoring
and performance evidence.

Multiple SHNZHF-funded projects have incorporated smart controls and Wi-Fi monitoring alongside heat pump installations — allowing associations to monitor actual performance against expected output and provide tenants with real consumption visibility.

Verity extends this to continuous, independent building performance evidence — measuring the warmth and damp conditions the heat pump delivers inside the home, not just the electricity it draws from the meter. That gap between energy consumed and comfort delivered is exactly what the SHNZHF’s evidence requirements are designed to capture.

🏭 Scottish projects already installing smart controls to “allow for weekly, monthly and yearly monitoring of costs by the tenant and the association.” Verity adds independent indoor conditions evidence to that record.

🔌

Heat pump performance monitoring

Verity measures the indoor temperature and humidity the heat pump delivers — not just the electricity it consumes. Continuous evidence that the system performs as intended.

🌡️

Cold home detection

Identifies homes still failing to reach the WHO 18°C minimum after clean heating installation — flagging underperformance before a tenant complaint or a compliance inspection.

Independent BPE evidence

Pre and post retrofit measurement under BS 40101 — a neutral, independent record with no stake in the retrofit outcome.

The evidence requirement

Funded projects require
evidenced outcomes.

SHNZHF recipients are required to evidence completion and performance through TrustMark lodgements and scheme reporting. Verity’s continuous, independent monitoring record provides an additional, defensible layer of performance evidence that strengthens the project’s reporting position.

For projects targeting fuel-poor households — many SHNZHF projects are specifically designed for this cohort — Verity’s cold-home detection and welfare monitoring adds a resident outcomes layer that strengthens the social value case alongside the technical evidence.

“Projects specifically targeting tenants in fuel poverty benefit from welfare monitoring that evidences improved conditions — not just improved systems.”
