Building Performance Evaluation under BS 40101 requires the organisation producing the evidence to be independent from the retrofit delivery chain. Tricity Labs has no retrofit delivery arm, no supply relationship, and no financial interest in what the evidence recommends.

That makes Verity’s evidence structurally independent — defensible at funder audit, at RSH inspection, and in any dispute over property conditions or retrofit performance.

Questions about Verity.

Does installation require an electrician?
No. Verity sensors are battery-powered and connect wirelessly to a single gateway. No mains connection, no drilling, no tradesperson required. A property can be set up in under an hour.
Does this need tenant consent?
The sensor deployment measures environmental conditions — temperature, humidity, and tenant occupancy — not personal data. No formal consent process is required, though we recommend Landlords inform tenants as good welfare practice. Your team retains full control over communications.
What happens to the data?
Environmental readings are sourced at property level via IoT sensors and Gateway and transmitted securely to your software dashboard. No cameras, no audio, no personal data. Tricity Labs processes data in accordance with UK GDPR.
How is this different from a standard inspection?
An inspection is a snapshot on one day. Verity measures continuously — so conditions across a winter, or before and after a retrofit, are captured as they happen, not recalled from memory.
What does BS 40101 mean for us?
Building Performance Evaluation (BS 40101) requires that evidence of how a home performs is produced independently from the organisation delivering any retrofit work. Verity is structured to meet that requirement. Its evidence is defensible at funder audit and RSH inspection.
Can this be used as evidence for Awaab’s Law?
Yes. Awaab’s Law Phase 2 (enforcement 30 November 2026) names excess cold as one of seven hazard categories requiring continuous monitoring. When acting as a tenant wellbeing monitoring system Verity produces timestamped temperature, humidity, and occupancy data that constitutes that evidence.
