The CPHA runs against every connected property, every day — cross-referencing smart-meter consumption with local weather data and EPC ratings. It knows what each property should be using. When it sees something different, it flags it.

What is Tricity Labs?
Tricity Labs is an independent retrofit M&V platform for housing associations and contractors. We generate pre and post retrofit evidence from existing smart meters — continuous, weather-corrected, and independent under BS 40101.
Does this work with existing smart meters?
Yes. The Continuous Property Health Audit uses existing SMETS2 smart meters — no new hardware required for the screening tier. Sensors are deployed only for properties flagged as needing more detailed monitoring.
Why does independence matter?
PAS 2035 requires that M&V is conducted by a party independent from the retrofit delivery chain. Tricity Labs has no delivery arm and no supply relationship — its findings are structurally independent and defensible at funder audit or regulatory inspection.
What do tenants get out of this?
Tenants connected through their housing association get visibility of their own energy usage, access to green incentives and bill credits, and Lifeline protection for prepayment meters — all at no cost to them.
Do tenants need to switch supplier or download an app?
No. Nothing changes on the tenant’s supply side. A simple app is available for tenants who want it but is never required.
