Most M&V is a one-off survey — expensive, slow, and out of date the day after it’s taken. The CPHA runs continuously against every connected home, building an unbroken evidence record from pre-retrofit baseline through to post-retrofit verification.

Building Performance Evaluation under BS 40101 requires genuine independence from the retrofit delivery chain. Tricity Labs has no retrofit delivery arm, no supply relationship, and no financial interest in what the audit recommends.

The evidence it produces is structurally independent — defensible in a funding submission, a board paper, and at a regulatory inspection, because no one can argue the findings were shaped by who does the work.

The signal that matters most.

The same sensor deployment that generates your M&V evidence also surfaces something more urgent: homes that are persistently cold, damp, and occupied.

The WHO sets 18°C as the minimum acceptable indoor temperature for healthy living. Sustained humidity above 70% is the threshold at which mould can develop. When a sensor-connected home shows both — during occupied hours, across multiple days, while outdoor temperatures are cold — that is a welfare signal your resident services team should know about.

A cold empty home is a maintenance job. A cold occupied home is a duty of care. Occupancy data is what distinguishes between the two — and it is only visible because sensors are present.

Awaab’s Law Phase 2 (enforcement 30 November 2026) names excess cold as one of seven hazard categories requiring continuous monitoring in social housing. This capability is built to produce that evidence — automatically, from the same sensor deployment already generating M&V records.

Observations, not diagnoses. The system surfaces what was measured and when — cold, damp, occupied, persisting across days. Evidence for a visit. Never a prescription for what that visit should find.
